£80m new business, homes and well-being destination coming to Exeter and East Devon
A visionary approach to how we should live and work is being brought to life in Devon, with the purchase of the Winslade Park private estate near Exeter. Burrington Estates, the developers behind the acquisition, has a reputation for their thought leadership in property development and setting new standards in design and build quality. They are clear on their ambition for an extraordinary transformation that will re-invigorate both business and community in the area.
“Our vision is to create beautiful living and working environments, build enduring communities and improve quality of lives. Winslade Park is the perfect site to show this is possible, combining our extensive track record in commercial regeneration and the building of luxury family homes” says Mark Edworthy, Co-Founder and Group Managing Director.
The 86-acre estate and stately home is perfectly placed as an employment, residential and leisure site, next to Junction 30 of the M5, close to the airport and just 10 minutes from Exeter city centre. It will become a beacon of development best-practice, demonstrating how an historic site can be sensitively re-developed to reinvigorate the community, creating a vibrant commercial centre for many thriving businesses around the 18th Century manor house itself, alongside exemplary new homes. The intention is to create 125,000 square feet of high quality, multi-let office space, a high end business club and 150 beautiful residential homes. The development will be tastefully absorbed in the beautiful established parkland, which will be preserved and enhanced with walking and running trails, alongside leisure facilities to serve neighbouring villages, including a cricket club, football pitches, tennis courts, multiple children play areas and a new leisure centre. Much needed public transport connections and local services will be re-established, and around 1000 jobs will be created.
Co-founder Paul Scantlebury explains further, “We are proud to be bringing the iconic stately home and park back to life for a new era. We are determined to create a peerless destination in which to live, work and play and which rivals the most iconic developments around the world, right here in East Devon and Exeter. We will liaise extensively with the existing community to ensure all parts of the new park facilities are accessible and suitable for all to enjoy.”
Alongside the office space and residential homes, the ambition is to create a well-being destination with cafés, restaurants, a high end gym and spa facilities with a swimming pool, cycle spin studio, yoga studio, and hair and beauty salons. There will be many other services to maximise work and family life convenience such as a nursery, pet care, dry cleaning, small grocery and newspaper store. With an estimated £80m value, it will be an extraordinary turnaround for the property which has sat empty for five years. It was previously the headquarters of Friends Provident so has a well-established history as an important employment centre.
“We are incredibly passionate and excited about Winslade Park; we intend to deliver a stunning working, living and leisure destination in the west of England, creating legacy for the region. We are striving to create a thoughtfully designed, integrated community, centred around wellbeing, quality of life and convenience.” says Mark.

Land opposite Hay Hill Close in Fowey, Cornwall, is set for residential development by award-winning developer, Burrington Estates New Homes, following the acquisition of an area of land.
The 4 acre site on the edge of the town has outline planning permission for a collection of 46, two, three, four and five bedroom new homes. 23 homes will be marketed as affordable homes in partnership with a local housing provider.
Burrington Estates New Homes will sensitively design the homes to be in-keeping with the surrounding coastal architecture. Fowey adds to the expanding portfolio of the developer, who have previously completed a collection of homes in Shortlanesend and are currently selling their last remaining homes in Trispen, Truro.
As part of their work on the development, Burrington Estates New Homes will provide financial support for educational facilities at the local primary school. The developer will work with the community to ensure disruption is kept to a minimum during build. Work is expected to begin in early 2020.
The new homes are ideally located within easy access into the harbour town, while providing commuter routes to St Austell and Truro, both of which benefit from mainline trains to Plymouth, Exeter, Bristol and London Paddington. Nearby amenities include doctors surgeries, pharmacies, good schools, boutique shops and independent restaurants and pubs.
Colin Palmer, Managing Director at Burrington Estates New Homes, commented: “Fowey is a fantastic location situated within an Area of Outstanding Natural Beauty. Award winning property developer Burrington Estates New Homes has announced the name of a new nature trail in Manadon Park following a competition with local school children. Pupils at Manadon Vale Primary School were invited to name a woodland walk surrounding the developer’s largest development in the city, The Quarters.
The Heart of Oak Nature Trail was officially opened last week at a ribbon cutting ceremony. Burrington Estates New Homes met with Sarah Ryder, Head Teacher at Manadon Vale Primary School, and three local school children who took part in the competition. Seven year old Olivia Green was awarded first prize for her name ‘Heart of Oak’, winning a £50 Waterstones voucher. Two runners up, Mckenzie Hyatt who submitted the name ‘Maritime Walk’ and Isaac Briggs who put forward ‘Mayflower Walk’, received a £20 and £10 Waterstones voucher respectively.
A walkway with newly planted trees, flowers and a level pathway has been created surrounding the new homes at The Quarters and is open for both residents and community use. The nature trail forms part of Burrington Estates New Homes plans to provide more community spaces and improve local wildlife, with the development also home to The Burrington Butterfly Garden.
Olivia went on to cut the ribbon on site to reveal an engraved plaque with her family from school present, as well as some of the Burrington Estates New Homes team. The children then visited the Burrington Butterfly Garden, which has been created to encourage butterflies to the local area.
Colin Palmer, Managing Director at Burrington Estates New Homes, said: “It’s important to Burrington Estates to be able to enhance nature and wildlife wherever possible at our sites and support the local community. The Quarters held a unique opportunity for us to work collaboratively with the local community to create this walkway, which will allow families in the area to enjoy it for years to come. It was a pleasure working with Manadon Vale Primary School again and we were delighted to welcome them on site to open this special walkway.”
Sarah Ryder, Head Teacher at Manadon Vale, said: “It was wonderful for the pupils to take part in such a community-focused project and produce something that will be a tangible part of Manadon’s history. Everyone enjoyed the chance to be creative throughout the naming process and really got stuck in.
Olivia was thrilled that her name was chosen to represent the nature walk, and we really enjoyed heading down to site for the ribbon cutting ceremony, which was a real stand out moment for her that I’m sure she’ll remember for some time.”
Burrington Estates New Homes will ensure the walkway remains a key part of the community for many years to come and will continue with the maintenance following the completion of the build programme.
The Quarters is now 62% sold, with two and three bedroom high specification new homes still available to reserve, perfect for new homeowners or growing families. The homes come complete with a range of premium fittings and fixtures such as luxury fitted carpets, British-designed kitchens and fully integrated appliances. Prices available from £250,000*.
